Assigns a $12000 mortgage on house at 0% interest (free loan), to be paid only upon sale of the house, which could be way after Frederick passes away. 

House was purchased for $90000.   So if Oksana sells it for $190000 for a $100000 profit, then $12000 is deducted for a profit of $88000.

So it is practically free money for an important repair, which will raise the house value by more than $12000.  No one wants to buy a house with sewer issues and smell.

There is no conceivable "down side" to this for Oksana.  When the marital Iowa house is worth more, that is good for her, whether divorcing or not.   Oksana is welcome to check with her attorney.
